As discussed, in the event of a lease agreement, the tenant will pay our commission in the amount of 3.0 net monthly rents for a lease term of up to 5 years and 3.5 net monthly rents for terms of 5 years or more, in each case plus ancillary/operating costs and the statutory value-added tax. If the lease or rental agreements include options for extending the lease or rental period and/or pre-emption rights, the commission will increase by 0.5 net monthly rents plus ancillary/operating costs and the statutory value-added tax. By net monthly rent, we mean the rent for all leased rooms and areas, i.e., also taking into account leased ancillary areas, in particular storage/archive areas, parking spaces, etc. The commission is due upon conclusion of the contract.
